Holiday home: building a recreational home

In the Netherlands there are approximately one hundred thousand recreational houses. A large number of these holiday homes are permanently inhabited. You must apply for a building permit when you are going to build a recreational home yourself. You can then sell or rent it. You can also immediately purchase a recreational home. There are ready-made kits for building a recreation home. You can also have this done by a contractor, but this naturally entails more costs. There are more and more recreational houses in the Netherlands. There are also more and more people who are permanently in a recreation home. The Dutch government estimates that around one hundred thousand recreational homes have been built in the Netherlands. Reaction houses are generally not allowed to be permanently inhabited because it conflicts with the zoning plan. People often choose to live in a recreation home because they cannot find another house or because this is the cheapest solution. Occasionally living in a recreational home starts as an emergency solution, for example because of a divorce, but then it works out so well that the resident decides to live there for a while.

Permanent residence of a recreational home

The Dutch government makes an exception for private individuals who can prove that they have already moved into a certain house before 1 November 2003 and if the municipality has not taken an enforcement decision before 1 January 2010. That is the decision that someone should be evicted from his or her recreational home. In this case the government is lax and the resident has the right to continue to live somewhere. The government does not want recreational homes to be inhabited permanently, because the homes are intended for recreation. It can also lead to dangerous situations, because recreational homes usually do not have to meet the same safety requirements as normal homes.

Apply for a building permit for building a holiday home

You have various options when you decide to build a recreational home or have it built. First of all it is important that you buy a good piece of land. Lots are usually sold during the development of a new recreational area. Sometimes you have to meet certain requirements, but usually you are completely free. It is advisable to check with the municipality whether it is permitted to build a recreational home if you intend to do so outside of a certain recreational area. You can check with the municipality whether there is room for this in the zoning plan. You must then apply for a building permit from the municipality. Nowadays this is called an environmental permit. Your building drawings must also be included in the application. It is best to have this made by an architect if you do not have the skill. It may take some time before you hear whether your application has been approved. Neighbors or other interested parties, for example, have the opportunity to object. If your application has been rejected, you also have the option of appealing to the municipality. Applying for an environmental permit also entails costs.

Build a recreation home

Most recreational houses are generally built out of wood. In this way the construction costs can remain limited. A concrete foundation must be laid. Various hardware stores, such as Gamma, Intratuin, Formido and the Praxis, usually have ready-made kits that you only have to assemble. You can also choose to hire a contractor. That of course comes with extra costs, because everything has a price. If you have that skill, you can install the sewer system, the heating system and the electricity yourself. Another possibility is to have that done. If you own a recreational home you also have the option to rent it out. For example, you can get customers by placing an advertisement online.

Apply for an energy label for a holiday home or holiday home

Also keep in mind that in some cases you have to apply for an energy label when you become the owner of a holiday home or recreational home. However, this obligation does not always apply. Exceptions are made for non-detached holiday homes where the user surface is smaller than fifty square meters. Unheated holiday homes also have an exemption from the energy label.
